Ocean Ivy Estates is a four-home custom residential development on 1.73 acres at 2245 Ivy Road in Oceanside, California. Elevations Design Build is managing the full lifecycle of this project, from land acquisition and entitlement through architectural design, civil engineering, and construction.

The development transforms two existing parcels into four individual lots of approximately 10,000 square feet each. Each home is a two-story design at roughly 2,500 square feet with ocean views, attached two-car garages, and comprehensive hardscape and landscaping. Architectural styles range from craftsman to modern contemporary, each designed by Paul Vaughan of Vaughan Architect Studio.

The project required navigating the full entitlement process including tentative mapping, structural and civil engineering, and city permitting. Over 33,000 square feet of open space is being preserved along Vista Way, with new public infrastructure including sidewalks, curb, gutter, and a private driveway serving all four parcels.
